Land Market Report: Three-year Average

Published

on

By Jared Groce

Per usual, the news is full of doom and gloom for the American people, with everything from global politics to our own economy. The media will have you believe that real estate is tanking and that no one will ever buy your property at any price. You will see in the following report that it “just ain’t so” here in North Texas. Although 2020 was a remarkable year for real estate, for the six counties that I report on, the difference in price from 2020 to 2022 ranges from a low of 161 percent increase to as much as a 354 percent increase. That doesn’t sound like a dead real estate market to me.

As always, I am reporting on land sales that were 10 or more acres in size, and that had an ag exemption in place at the time of sale. This eliminates the small residential lots which can seriously skew the numbers.
