The North Texas land market does not seem to have a brake pedal on it at all these days. For 13 months now, I have been telling of an ever-increasing demand as well as increasing prices, and this month is no different. While the supply seems to be increasing somewhat, so is the demand, with many properties not staying on the market for more than just hours before being snatched up at prices above asking price.
Developers seem to be snatching up the 100-plus acre tracts faster than anyone else, in hopes of splitting them into smaller parcels and selling for more per acre. When they do split them up, they are gobbled up by hungry buyers in a flash.
